Reasonability Rules

The Validate Data Reasonability rules enable you to analyze your exposure data by comparing key geographic, replacement value, and building attribute fields to each other in order to report instances where seemingly mismatched data, such as a location entered with a Commercial Parking occupancy and a Wood Frame or Mobile Home construction, is likely to affect the accuracy of the loss estimates.

In the tables, numbers in parentheses indicate the AIR construction or occupancy codes that correspond to the described construction or occupancy type (for the purposes of the rule sets).

Construction / Age

Construction / Age rules help you identify locations with year built information that predates the year in which the building's construction class gained widespread use. For example, it is unusual for buildings built before 1945 to feature concrete tilt-up construction. The following table describes the settings in the available rules, including the setting in AIR's default rule set.

Construction Class

Year Built (default)

Tilt-Up (136)

< 1945

Light Metal (152)

< 1950

Reinforced Masonry (116-119)

< 1950

Reinforced Concrete Shear Wall (132-133)

< 1950

Pre-Cast Concrete Shear Wall (137-138)

< 1950

Construction / Age / Height

The Construction /Age / Height rule helps you identify locations with year built information that predates the year in which the building's construction class and height gained widespread use. For example, it is unusual for reinforced concrete buildings built before 1960 to have more than 20 stories. The following table describes the settings in the rule, including the settings in AIR's default rule set.

Construction Class

Height

Year Built (default)

Concrete - Reinforced Concrete (131-135, 139-140)

>= 20

< 1960

Construction / Occupancy

Construction/Occupancy rules help you identify locations with construction and occupancy codes that do not appear to match. For example, it is unusual for a location designated as a commercial parking occupancy to have a wood frame construction. The following table describes the settings in the available rules, including the settings in AIR's default rule set.

Rule

AIR Default

       Occupancy Class: Residential - Family Home (301-303)

       Construction Category: not Wood (101-104), Masonry (111-115), Light Metal Steel (152), or Mobile Home (191-194)

Enabled

       Occupancy Category: Industrial (321-330)

       Construction Class: Wood Frame (101-104)

Enabled

       Occupancy Class: Commercial - Parking (318)

       Construction Category: Wood Frame (101-104) or Mobile Home (191-194)

Enabled

Construction / Height

Construction/Height rules help you identify locations with heights that are unusual for the provided construction class. For example, it is unusual for a mobile home to have three or more stories. The following table describes the settings in the available rules, including the setting in AIR's default rule set.

Construction Class

Height (default)

Wood Frame (101-104)

>= 5

Mobile Home (191-194)

>= 3

Unreinforced Masonry (114-115)

>= 5

Adobe (112)

>= 3

Tilt-Up (136)

>= 4

Light Metal (152)

>= 5

Masonry Bearing Walls (114) or Joisted Masonry (119)

>= 7

Geography / Construction

Geography / Construction rules help you identify locations with construction classes that are unusual in the area in which they are built. For example, it is unusual for homes with light wood frame construction to be found outside of Hawaii. The following table describes the settings in the available rules, including the setting in AIR's default rule set.

Occupancy Class

State (default)

Moment-Resisting Frame (MRF) (117, 132, 134-135, 139-140, 154-156)

Not California (CA)

Light Wood Frame (102)

Not Hawaii (HI)

Adobe (112)

No default states

Occupancy / Height

Occupancy / Height rules help you identify locations with heights that are unusual for the specified occupancy class. For example, it is unusual for a single family home to have four or more stories. The following table describes the settings in the available rules, including the setting in AIR's default rule set.

Occupancy

Height (default)

Single Family (301-303)

>= 4

Industrial (321-330)

>= 9

Mercantile (335-336) or Restaurant (331)

>= 4

Coverage

Coverage rules help you identify locations with replacement values, limits, or deductibles that are less than or greater than typical values for particular policies. For example, it is unusual for total replacement values to be less than $50,000 for a location that is not a mobile home or a tenant policy. The following table describes the settings in the available rules, including default settings in AIR's default rule set.

Rule

Configurable Value (default)

Total Replacement Value

       Construction Category is Not Mobile Home (191-194) And Building Construction is Unknown And Is Not Tenant Policy

       Total Replacement Value < $50,000

       Construction Category is Mobile Home (191-194)

       Total Replacement Value < $25,000

       Building Replacement Value < $25,000

       Total Location Deductible > 2% of Total Location Limit

       Occupancy Category is Residential (301-306)

       Total Location Deductible > 5% of Total Location Limit

       Occupancy Category is Empty or Unknown (300)
